IN THE BEGINNING:
The Bellevue Hill Estate vision started with one man’s dream – this man was the late Mr John Aarts, a retired university lecturer from Sydney. John and his wife Ruth visited Mudgee often over the years and as a result grew to love the town and soon recognized that this was more than a sleepy country town, rather it was a vibrant progressive regional centre with a burgeoning coal, wine producing, agricultural district within a picturesque and historic setting and full of potential!
John recognized an opportunity to acquire a 66.19HA (163.44 acres) approx. parcel of land on the South Western edge of Mudgee at the top end of what was then known as Common Road, that is today Bellevue Road. John identified the land being mostly level with some slight undulation and some high points offering uninterrupted views to the beautiful hills surrounding Mudgee and across the township itself.
The vision was clear but the task at hand not simple and although the topography was ideal for subdivision, the basic infrastructure such as water, sewerage, power and phone had to be provided to each allotment and the logistics at the time were set against the determined developer. However determined John was, and the concept plan of Mudgee’s first environmentally friendly affordable residential development consisting of some 338 lots was born with the lodgement of the original development applicant to Mid Western Regional Council in 1999. After much consultation and planning between developer, Council and surveyor, Stage One of Bellevue Hill Estate was offered for sale in 2000.
At this time, the market was tough, still recovering from “the recession we had to have” and then the introduction of the dreaded GST. It seemed as if the entire economy had conspired against the Bellevue Hill Estate and the outlook was bleak despite the developers confidence and underlying determination to “make this thing work”. In the early days, sales were slow due to the general state of the economy at the time and so dynamic marketing measures were called for including the creation of house and land package deals, give-aways and on site open days in rain, hail and shine, and as a result, the sales started to flow, slowly but surely at first. The economy inevitably started to improve as a result of acceptance of the GST and more favourable interest rates which coupled with the growing confidence in the estate itself moved into an era of prosperity to the point where at the peak of the market during the boom of 2003, O’Brien Bartlett First National achieved record sales which included the sale of one entire stage of 44 blocks of land sold in one and a half hours – as long as it took sales staff to call registered prospects!!
As time has progressed, so too has the estate itself and with land sales occurring at an unprecedented level for Mudgee and prices rising through an overheated market, the Bellevue Hill Estate was taking shape with sold signs on all vacant blocks and houses mushrooming up creating a stream of tradesman vehicles and supply trucks along Bellevue Road in a frenzy.
Today, Bellevue Hill Estate continues to grow at a rapid rate even through the various stages of the economic cycle. The estates popularity and success can be contributed to many factors including its state of the art environmentally friendly design with a blend of different size and shaped blocks in varying price ranges suited to all buying groups and with such features as the provision of all underground services, nicely landscaped drainage reserves and controlled stormwater retention, indeed this estate is now recognized as Mudgee’s fastest growing residential development with blocks tailored to suit every buyer.
THE FUTURE:
Bellevue Hill Estate is unique in that it is Mudgee’s single largest development of residential land to date, providing affordable blocks of land to both first home buyers and established home builders, developers and speculators throughout the community.
Over the last 10 years, the estate has catered to the demands of the residential real estate market in Mudgee and at times, even when there were no other options available to buyers and this trend will continue well into the future to the point where a virtual suburb also know as Glen Ayr is realized.
The developers philosophy is simply to provide affordable housing opportunities to the market place and rely on volume turnover – as opposed to the higher land price option! The residual lands in the estate are fully Council approved for development, meaning successive stages of land can be released at the demand of the market without the need for lengthy delays, allowing residential land buyers to purchase with confidence. Whilst other smaller estate will come and go, Belllevue Hill is the future of residential land development in Mudgee for the foreseeable future.
